Become a Resident

Here's the process to become a resident:

  • 1. Review Application Requirements

    Be sure you qualify by checking our application requirements. Check our Frequently Asked Questions section for answers to common application/process questions.

  • 2. Find properties you like

    Check our current listings to find available properties you are interested in.

  • 3. Request a self-service showing

    Fill out the showing request form, and send us a picture of your photo ID. We hope to get back to you within 24 hours. Once you get your personalized access code, use it to enter and tour the property at your leisure.

  • 4. Complete the application

    Every adult staying at the property must complete a paper application. When all applications are complete, contact us to set up a time to meet. Every adult must bring their government-issued photo ID and proof of social security number.

Here are some answers to the most common questions we get. If your question isn't answered here, please contact us.

  • Yes. We do not discriminate based on sources of income such as housing vouchers. We do screen all applicants based on the same criteria regardless of income. If you decide to apply, please attach current proof of all sources of income with your application.

  • We require proof of regular income at or in excess of three times the monthly rent. Include documentation of your income with your application. Proof of income must be up to date and we will validate income from primary sources.

  • Recent or multiple eviction scenarios are generally a disqualification. Old evictions and any eviction filings are investigated to verify that all debts were satisfied and the party filing the eviction may be contacted to verify positive rental reference.

  • We review criminal convictions via an individualized assessment that attempt to take into account mitigating factors, including facts and circumstances surrounding any criminal conduct, age at time of conduct, nature and severity of conviction, and the amount of time that has passed since the conviction.

    Generally, a history of multiple criminal convictions, or recent criminal convictions, may be a disqualification. For more detail, check our application requirements document.

  • Yes, most properties require a minimum credit score of 620. Some units may have a different requirement, but we do review credit for all applicants. Additionally, patterns of late payment, too much debt vs income, or money left unpaid to previous landlords, credit cards or utilities may be a disqualification.

  • Our pet policy varies by property, but any animals must work well in rental homes. We may require animals (pets or service animals) to complete a screening via petscreening.com.

    Note that petscreening.com charges a fee (currently $25) per pet for this verification. Also, we may charge pet rent. Any pet rent should be noted on the rental ad. Verified service/support animals are exempt from these charges.

    Excessively loud, large or high-energy dog breeds may not be permitted due to noise or damage to floors and trim. Pets must be up to date with immunizations and dogs must be registered with the county. The pet deposit is $300 for one pet or $500 for two, with a nonrefundable portion of $75. Verified service/support animals are exempt from these charges.

  • Renters insurance covers more than just your belongings in the event of theft or catastrophe. In the event the property is rendered uninhabitable (fire, a tree falls on it, etc), your renters insurance should cover the cost of you moving or staying in a hotel. This is called "Loss of Use" coverage.

    If you accidentally burn down the property, our insurance company may come after you for the cost of repairs. This is called "subrogation". Likewise, if someone is injured in your home and requires medical attention, they or their insurance may also come after you for those costs. Your renters insurance should cover your liability in those events.

  • The application fee is currently $40, per adult, paid in cash or credit card at the time you submit your application. All adults are required to submit an application. For pets, an additional fee may be charged from our pet screening service provider. Please see the FAQ section about pets/animals.

    If we do not process your application, or you change your mind before we process your application, we will refund your application fee in full. However, once we start processing your application, the fee is nonrefundable.

  • In the event of multiple parties applying for the same unit, we reserve the right to accept the most qualified applications based on income, rental history and other quantifiable factors.

  • For a vacant unit, your lease start date must be within 30 days of approval. Otherwise your lease can start as soon as you complete all the necessary steps. For a currently occupied unit, your lease can start within 30 days of vacancy of the unit.

  • We've partnered with Rhino Deposit Alternative for those that prefer to not pay the full deposit up front. For a monthly fee, Rhino covers your deposit in full. Note that this is not "insurance", but a bond, and Rhino may pursue you for any funds they pay out.

  • We will notify you of our decision via your preferred communication method. Please respond ASAP regarding your decision to complete the leasing process. If we do not get verification within 24h, we may extend approval to another applicant, thus withdrawing your application without refund of application fees.

    Once we recieve your confirmation, you recieve an email invitation to complete the lease signing electronically. We strongly encourage you to read your lease closely. If you have any questions or concerns, please contact us before signing.

    Once you have signed your lease, you will recieve an email detailing the final steps required to get access to your new home. Generally these include:

    • Get your account in the tenant portal set up with payment connected to your bank account.
    • Get electric and gas turned on (set for the move-in date) with account numbers available.
    • Get renters insurance set up, with account number available.
    • Get cash or money order ready for the full amount due.

    After all steps are completed, click the link in your email to complete the online "ready for keys" form. This form will collect the account numbers above. Once all steps have been verified complete, we will schedule a time with you to collect the funds required, go over any important lease points, and provide keys to your new home.
